Climate expert Michael Savarese warned that the area is at high risk for both nuisance flooding and storm surges, with properties like Gordon Pointe sitting on low-lying ground without sufficient fortifications.

Savarese pointed out that the residents of the area are essentially “buying time” as sea levels rise, with every high tide bringing the potential for flooding. The combination of these factors means that homeowners in Port Royal are increasingly at the mercy of unpredictable weather patterns and rising seas.

The city of Naples has been attempting to address the ongoing threat of rising sea levels, but state policies have hindered progress. When the city drafted a report to request state assistance for climate change mitigation, it was forced to remove references to climate change due to state-level directives under Governor Ron DeSantis. This policy has complicated efforts to create a long-term strategy to protect coastal properties like Gordon Pointe from the effects of climate change, leaving local authorities with limited options.

Even with these environmental risks, the buyer of Gordon Pointe is expected to have the financial means to address them. Insurance advisor Katherine Frattarola noted that wealthy buyers of such properties tend to focus more on the prestige and luxury of the home rather than its vulnerability to flooding.
